HAPPY NEW YEAR!

The Cape Cod real estate market is ready for a strong 2010. The year has ended with a strong finish and if trends continue the start of 2010 will be a significant time to sell or buy your piece of Cape Cod real estate.

The market price year over year is up. The volume is up significantly. Remember the end of 2009 was a disaster in most real estate and financial markets. It is good to be leaving that behind and moving in a positive direction.

The volume of inquiries in our office has significantly increased in the past several days and indicates a strong start to the beginning of the New Year. Tax incentives may help motivate buyers to get an early start and get properties under agreement by April. Sellers, who want to upgrade or downsize their Cape Cod real estate may also benefit from these incentives.

First time home buyers have ample opportunity to get a home. Cape Cod real estate still holds value, but with low mortgage interest rates, decent inventory levels and decreased prices, now is a great time to buy.

Seeking out knowledge is important. Make sure you are working with a knowledgeable team of professionals. You should be working with a reputable lender, Realtor and real estate attorney to help you determine how much you can afford, find the property and negotiate the deal in your best interest.

There are many pitfalls when buying  a home, especially if you are dealing with financially distressed properties, such as bank owned or short sales. Buying a home smart is necessary for a healthy long term return on your investment.
